Santander – Energy Performance Certificates

offshore wind development

Client: Concept Energy

Location: Glasgow, UK

Date: October 2020

The Santander office building is a large-scale 41,000 sqm, 9-storey office building located in Glasgow city centre. The building is normally occupied by 2,000 members of Santander banking staff.

Following expiry of the buildings previous Energy Performance Certificate (EPC), Concept Energy engaged ITPEnergised to generate an updated EPC, on behalf of their client Santander.

Under the EPC regulations, the Santander office building is classed as a Level 5 building, due to the presence of a glazed atrium.

ITPEnergised are fully accredited to generate EPC’s at levels 3, 4 & 5 allowing ITPEnergised to produce EPC’s for any building in the UK, regardless of it’s size or complexity.

ITPEnergised Accredited EPC Services:

  • Level 3/4 EPC’s & SBEM compliance.
  • Level 5 EPC’s & DSM compliance.
  • All services available UK-wide for pre-construction and existing buildings.

Our Role:

  • Complete a survey of the Santander office building to investigate and understand how energy is consumed by the building.
  • Create a 3D model representation of the building including construction characteristics, glazing and HVAC systems.
  • Simulate energy performance of the building using the 3D model in the approved Level 5 EPC software.
  • Calculate the buildings annual carbon dioxide emissions rate.
  • Generate the final EPC and lodge onto the national EPC register.

Outcome:

ITPEnergised successfully created the 3D model of the building and formally lodged the updated EPC onto the national EPC register. Following investigations completed by ITPEnergised, a number of discrepancies with the previous EPC were identified. This resulted in the latest EPC achieving a greater level of accuracy compared with the previous certificate.
